Former school playing field offered for new housing development in Cleethorpes

Part of the school field at the former Matthew Humberstone Lower School is up for sale, giving developers an opportunity to deliver new homes in a well-established residential area of Cleethorpes.

The cleared brownfield site, located off Davenport Drive, covers approximately 2.77 hectares (6.85 acres) and has been identified for residential development. The land is allocated for housing and is estimated to have the capacity for around 96 homes, subject to the necessary planning approvals.

Situated to the rear of Bursar Primary Academy, the site is relatively level and ready for development, offering a significant opportunity to provide much-needed housing in one of North East Lincolnshire’s most sought-after residential locations.

A Homes England grant back in 2021 enabled key utility and site preparation works to be undertaken on the site, including a main access road, making the site more attractive for potential developers.

The site previously benefitted from planning permission for 58 homes. While that consent has now expired, additional land has since become available, creating the potential for a larger residential scheme of approximately 96 dwellings, subject to planning consent.

“We are keen to see the site developed in a way that complements the surrounding area and contributes positively to the continued growth and investment taking place across North East Lincolnshire.”

Cleethorpes remains one of the region’s most popular coastal towns, offering a wide range of residential, leisure and retail facilities. The site benefits from strong transport links, nearby bus services and easy access to local amenities, including the Hewitts Circus retail area, Wilton Road Industrial Estate, good local schools, and the neighbouring village of Humberston.

Its location within a densely populated residential area makes it an attractive prospect for developers looking to deliver family housing in a sustainable and accessible setting.

At this stage, the marketing exercise is focused on identifying potential purchaser interest. Any future proposals for the site would be subject to North East Lincolnshire Council’s usual decision-making processes and approvals.
