Leasing opportunity


North East Lincolnshire Council are seeking a Registered Provider of Social Housing with a local management presence to manage tenancies and building for a Specialist Social Housing scheme, through a Leasing agreement with the Council. The Scheme is located on Convamore Road (corner of Eleanor Street), Grimsby DN32 9ED, and is comprised of 15 x 1 bed apartments which are to be provided as supported living accommodation for people with learning and physical disabilities with communal space.

This building is being provided as accommodation for Adult Service clients and, for this type of scheme, first option on tenancies are mainly offered through the North East Lincolnshire Clinical Commissioning Group (CCG)/FOCUS Panel, based on the tenant’s support and care needs.

The scheme residents will have a Support/Care need level which will qualify them for enhanced rent level payments: as discussed with NELC Benefits team, and, in accordance with legislation, to have a separate Care/Support provider. NEL CCG have commissioned ‘Living Ambitions’, a specialist provider to provide Care and Support, with a night-time sleep-in presence to provide 24-hour cover: the rental charge for the office space/sleep in room has been agreed.

The building provides 15 x one bed apartments over four floors, one of which is fully wheelchair accessible and several of the others are adaption ready where suitable – hoist rails installed in pelmets on the walls, spur for future installation of electric toilets etc. and all have a wet room/level access shower. There is also a small communal area on the ground floor with wheelchair accessible toilet, and an office/sleep in room for the support/care providers which will house the main control panel for monitoring the Supported Living Technology system.

The building is equipped with extensive supported living technology and security features for access to the building and grounds. There is also a small communal garden which is provided to be established as a gardening project for the residents, to the side of the site. Main access to the building is via a platform lift to the ground floor as well as steps at the main entrance, plus stairs and an internal lift over the 4 floors.
