Building your own home can be a rewarding experience. It allows you to take the lead in designing, commissioning, and building a home tailored to your needs, lifestyle, and specific requirements.

Self-build does not necessarily mean laying the bricks yourself. It covers a wide range of approaches, from a traditional DIY build to employing professionals to construct your home.

If taking full control of the design and build feels daunting, a custom build may be more suitable. Custom build homes involve working with a developer to realise your vision. This option can reduce some challenges, such as finding a plot with planning permission, while still allowing you to personalise your home. It is a more hands-off approach but still offers flexibility.

Self-Build and Custom Build Register

North East Lincolnshire Council is required to keep a register of people interested in self-build or custom build projects in the area. This register helps us understand demand for building plots and informs our planning policies.

By signing up, you help us plan for serviced plots and influence housing strategy. The more information you provide, the better we can assess demand.

Your details will be held securely and used only for self-build and custom build purposes. We may share anonymised data with developers and landowners to help bring forward land for development.

Annual Review and Keeping Your Place on the Register

To keep the register accurate, we will contact you each year to confirm your continued interest. You may be removed from the register if we do not hear from you within 28 days of contact.

This requirement is part of our published policy and ensures fairness and transparency. You can reapply at any time if your circumstances change.

Land Availability

We have limited land in Council ownership, but we work with developers and landowners to bring forward plots. Registering your interest does not guarantee a plot in your preferred location. Availability depends on ownership, planning policy, and market conditions.

The register does not replace the need for planning permission. You will still need to apply for planning consent if it is not already granted.

Funding

You must have funding in place to purchase land and complete your build. Plots will be sold at market value and will not be subsidised. Please ensure you have considered land costs, materials, labour, and any specialist services.
