Self build and custom build register


Building your own home can be very rewarding. It is a way for you to take the lead in designing, commissioning and building an individual home tailored to meet your needs, lifestyle and specific requirements.

Self-building does not necessarily mean you have to lay the bricks yourself. It covers a wide range of methods from a traditional DIY home to employing someone to build your home for you.

If taking the lead on the design and building of your home is a little too daunting a ‘custom build’ may be more appropriate. Custom build homes are where you work with a developer to realise your home.

Custom builds can remove some of the frustrations associated with self-build, such as finding a plot with planning permission. However, may provide fewer choices whilst providing greater assistance from a developer. This is a more hands-off approach but your new home can still be tailored to match your individual requirements.

Self-build and custom build register

The Council is required to keep a register of people who are interested in self-build or custom build projects in their area. This register helps to inform us about the level of demand for building plots in North East Lincolnshire.

By signing up, you will help us understand the demand for custom or self-build plots. You do not have to answer all the questions, the details you entre will be added to the register. The more information you can provide the better.

Your information will be held by us on the Register and used specifically for self-build and custom build purposes. This information may be shared with other developers and landowners, anonymously, in order to help bring forward land for development.

Land availability

We only have a limited amount of land in our ownership available for development and we will work with others, such as developers and landowners, to help bring land forward for development.

You can register your interest in land anywhere across North East Lincolnshire. However, this does not guarantee that a plot will become available in the area you are interested in. Plot availability depends on many factors, including its ownership and planning policy.

The register does not replace the requirement for planning permission. You will need to seek planning permission, if not already granted, for your self-build.

You will need to have the funding available to purchase the plan and complete the development. Plots will be provided at market value and will not be subsidised by use. You need to be sure you have factored the purchase values of the land, cost of materials and labour/builders or specialists you plan to use into your project.
