Move will revive the appearance of Grimsby’s Victoria Street
TK Maxx the successful clothing and homewares retailer has confirmed it will relocate to the former House of Fraser (HOF) unit at Freshney Place, Grimsby.
Recognised for selling big brands and designer labels at small prices, TK Maxx, is currently located on the first floor of Freshney Place.
The new store will be located in the former House of Fraser building and adjacent to the leisure extension which is currently under construction and due to open in 2027. The refurbished exterior of the former House of Fraser building will also revive the appearance of the town centre, with the restoration of the building’s frontage onto Victoria Street.
The store will provide the retailer with 22,000 sq. ft. of bright, open plan space with frontage to both Victoria High Street and Freshney Place – increasing visibility and customer access. The soon to open leisure extension will encourage footfall with its cinema and entertainment offer, along with restaurants and a new reimagined market space – fulfilling a long-standing ambition to create a vibrant, all-day destination for the local community.
Paul Sargent, Founder of Queensberry Real Estate, asset manager for the development said: “This move will bring renewed energy to the town centre. TK Maxx’s relocation will help to build back the high street, by restoring and improving the exterior of the former House of Fraser Unit. This move will align with the vision to regenerate the town centre whilst securing this popular, national retailer for local shoppers into the future.”
The former House of Fraser building was purchased by the Council in December 2023. Before TK Maxx moves into the building, more than £1.6m of internal work will be carried out on the ground floor to refurbish it, ready for fit out by the retailer. This work will be led by 7Formation Ltd.
Separately, a bid for funding to renovate the front of the building facing Victoria Street is with The National Lottery Heritage Fund. The “Window to 1913” project aims to carry out conservation repair and restoration works to the historic building.
Cllr Oliver Freeston, Leader of North East Lincolnshire Council, said: “The relocation of TK Maxx to the former House of Fraser building is a significant step in bringing the building back into active use and improving the Victoria Street frontage. Together with the development taking place nearby, it will contribute to the continuing regeneration of Grimsby town centre.”
The unit currently occupied by TK Maxx within Freshney Place will be re-marketed or considered for alternative uses.
