Planning application checklist

Make sure you submit applications with all the information we need to assess them. If an application is not submitted with the required information, it will not be valid and we will not be able to process it.

Our checklists provide advice as to what information is required for each supporting document. You may need to refer to more than one depending on your application.


Pre-application advice

This service provides detailed, informal advice on your proposed scheme.

We strongly recommend that you get some advice from us before submitting your application. This lets you find out whether the Council is likely to support your application before you commit to further work and expense. It also means that we can work with you to reduce the likelihood of the need for changes to your proposal once an application has been submitted.

Submission

To submit for pre application-non domestic advice, you can complete the pre-application form for non domestic development.

Charges for this service differ depending on the type of development proposed. You can check our fee schedule here: Pre-application schedule of fees with VAT (PDF, 148KB) .

Once your application has been submitted, an officer will assess your proposal including consulting relevant, internal specialists were applicable. Once concluded, you will receive a detailed, informal written response.


Submit a planning application

Online

The easiest way to submit an application is online through the planning portal.  You can complete the application form, attach supporting documents and pay fees online.

Please note, on the 1st April 2025, planning fees will be increasing, following government changes.


You can download the forms from the planning portal and return them, along with the associated drawings and fee.

If submitting in paper form, only one original application form, and one copy of all other documents will be required.

You may submit an application yourself or, depending on the nature of the application, choose a professional agent to submit it for you. 

Householder applications can be submitted by fast track if you choose to use an accredited agent (PDF, 117KB) . These applications will be fast tracked through the validation process and will be with the case officer within 24 hours of receipt.

Planning Aid England (PAE) provides free, independent and professional advice on town and country planning issues to community groups and individuals. They believe everyone should have the opportunity to get involved planning their local area, and provide people with the knowledge and tools to do this.

They offer a range of services including:

  • A free web resource called planning aid direct which provides answers to questions people often ask about planning; clear, simple explanations of how the planning system works; and signposting on where to go next
  • An advice service – professionally qualified planning advisors answer enquiries, for a maximum of 15 minutes, on planning related issues in England either via email or over the phone
  • Additional support for eligible individuals, communities and groups. This may cover training on the planning process, and specific advice and assistance on making representations on the local plan, responding to a planning application or appealing against a planning application decision
  • Neighbourhood planning advice and guidance as part of the supporting communities in neighbourhood planning initiative
  • They are looking to expand their services and offer mediation and wider community engagement support and assistance

They do have limited resources and try to focus on those who really need their help and cannot get assistance from elsewhere.

With this in mind:

  • They don’t provide pre-application advice about a specific site or planning application. They always refer enquirers to their local planning authority for pre-application advice
  • They don’t provide free advice to other professionals (e.g. architects, surveyors) or business owners, who may find it helpful to use the RTPI directory of planning consultants to find a professional planner in their area
